Spatial Tours — Phone-scanned 3D walkthroughs.

A productized service by 802.software: scan a space with a phone, and anyone walks through it in a browser tab — no app, no VR, no appointment. Built on 3D Gaussian Splatting, delivered as a shareable link and embed for real estate, short-term rentals, venues, dealerships, and museums.

Problem

Photoreal 3D tours from a single phone scan

Listings for physical spaces still lean on flat photos, while immersive walkthroughs meant special hardware, a subscription, and a studio. Realtors, hosts, and venues wanted a photoreal "walk the space" experience that a buyer or planner could open from a link, on a phone, with nothing to install.

Approach

Packaged phone-based 3D capture into a repeatable service: a short on-site scan becomes a 3D Gaussian-splat scene that renders photoreal from any angle and streams to a browser. The 802.software surface pairs a marketing product page with an interactive demo that simulates the walkthrough — sector switcher, room-to-room navigation, and info hotspots — so prospects feel the product before they book.

Architecture
  • Rendering
3D Gaussian Splatting (millions of color+depth splats) instead of polygons — photoreal, phone-light, free-roam. Rendered with an open-source Three.js/WebGL splat viewer.
  • Demo surface
Next.js 15 client viewer at `/apps/spatial-tours` — a real WebGL splat scene on the featured room plus a Three.js 360° panorama viewer (drag to look, hotspot room-to-room nav, auto-rotate) for the rest, driven by a data-defined scene graph.
  • Assets
Panoramas resolve from a configurable `NEXT_PUBLIC_SPATIAL_ASSET_BASE` (S3/CloudFront) with deterministic keys, falling back to bundled same-origin files when unset.
  • Delivery
Each finished tour ships as a hosted link plus an embed code for the client's own listings and site.
Outcomes
  • Link, not app
Prospects open a full walkthrough in any browser tab — the top objection to immersive tours removed.
  • 5 sectors
One capture model priced for real estate, Airbnb, venues, dealerships, and museums.
  • Live demo
An interactive, sector-switchable demo lets buyers experience the product before booking a scan.
What we'd build next
  • Swap the simulated viewer for a real WebGL splat renderer wired to a hosted `.ksplat`/SOGS scene on S3 + CloudFront.
  • Add a self-serve booking flow so a prospect can schedule a scan from the demo without a contact round-trip.
  • Ship a floor-plan "dollhouse" minimap that jumps the viewer to any room from an overhead view.
